Use these practical prompts before requesting estimates so contractors receive the same project information and you can compare proposals more fairly.

Build a one-page project brief

A useful project brief does not need technical language. It needs boundaries. List the rooms involved, the main problems you want solved, what must remain, what must be removed, and any damage or previous repair you already know about.

  • List every room included.
  • Describe what must change.
  • Photograph problem areas.
  • Record basic room measurements.
  • List items that must remain.
  • Note products already purchased.
  • Record leaks, staining or prior repairs.
  • Write a realistic budget range.

Compare quotes line by line

Do not compare only the final number. One contractor may include demolition, disposal, protection, permits, patching and paint while another leaves several of those items out. A lower total is not necessarily a lower project cost when the scopes are different.

A Google Business Profile can help confirm current contact information, location context, photos and recent reviews. It should be considered alongside the company's own website, written estimate, licensing information where applicable, proof of insurance and direct references.

Keep a simple decision record

Renovation decisions multiply quickly. Keep a single document with selected products, model numbers, finish names, who supplies each item, order dates and any contractor approvals. This reduces arguments later about what was discussed verbally.
